Booking FAM d.o.o. has the following obligations towards you as the seller:
The principal - the seller assumes the obligation of paying a mediation fee in the amount of 3% of the stipulated real estate sale price to the agent upon the finalisation of the purchasing contract (or if agreed, preliminary agreement) in accordance to which the real estate will be sold. The mediation fee includes costs for:
- stipulating the real estate brokerage contract;
- introducing the principal - the seller and a third party with: market relations relevant for determining real estate prices, regulations pertaining to the legally valid stipulation of real estate brokerage contracts, the party's tax liabilities and the costs of Notary Public services;
- determining the legal condition of the real estate by obtaining documents on the real estate (land registry excerpt);
- contracts (if the real estate is still not registered in the land registry), etc.;
- written warnings, notifications, certificates;
- viewing the real estate after the stipulation of the real estate brokerage contract;
- advertising the sale of the real estate in the media or by other means;
- introducing the principal - the seller with the real estate and putting him in contact with a third party;
- presence during the principal’s - the seller’s real estate viewing;
- determining the actual condition of the real estate;
- introducing the principal - the seller with the determined legal and actual condition of the real estate, reliable warning of the determined shortcomings, preparing the draft of the purchasing contract;
- communicating with clients over the telephone;
- cooperating in brokerage negotiations;
- within the scope of its own business cooperation contracts, Booking FAM d.o.o. will offer the service subject of the business cooperation contracts to other real estate agencies, of which it will notify the principal - the seller.
The principal - the buyer assumes the obligation of paying a mediation fee in the amount of 3% of the stipulated real estate sale price to the agent upon the finalisation of the purchasing contract (or if agreed, preliminary agreement) in accordance to which the real estate will be bought. - stipulating the real estate brokerage contract;
- determining the legal and the actual condition of the real estate;
- viewing the real estate after the stipulation of the real estate brokerage contract;
- introducing the principal - the buyer with the real estate and putting him in contact with a third party;
- communicating with clients over the telephone;
- cooperating in brokerage negotiations;
- the agent will assume the obligation of drafting the purchasing contract, and will mediate the stipulation of the purchasing contract.
